Purchased a land in 1995 but PR card still in the name of old owner

My parents purchase a land in 1995 near Pune. Seller and we performed all the process that is required for the agreement of sale. Now we are in possession of land. but today in 2016 we realized that our parents did not performed any process that is required after agreement of sale. the PR card is in the name of old owner. Will we face any problem in changing the land records ??? we have all the documents.

You can apply for PR card. For a land that is purchased from another seller, sale deed would be an essential document and PR card could be issued based only on the sale deed.
