Purchase of land with registered banakhat in 1988

Hello sir my father purchased a piece of agricultural land in 1988 in vadodara with registered banakhat and irrevokable power of attorney, now we have known that the land owner died few years back, so can my father get possession of land. Also my father is an army men and now retired and an agriculturalist of Jammu and Kashmir. Pls advice.
If your father purchased the land then naturally, he must have got the possession. So now how does the death of previous owner effect your ownership.
