Property inheritance for my aunt and mom from grandma property

We are Hindus.My grandma(still alive) owns land and a house in Calcutta. She wants to sell it either for a very low price or ask a promoter to build flats. She would get 3 flats for herself. She wants to give one flat to her oldest son(1kid), second flat to her other son(no kids) and the third one she wants to give it to her two daughters(both have 2 kids each). In the end my two uncle will give their part to my uncles kid and my aunt and mothers flat would be divided between 4 kids. My grandma has no intensions to write a will. Can my aunt and mom dispute and get equal parts of the property?

As per your query, if it a self-acquired property of your grandmother then she can give it to whomsoever she likes but if she dies without making a will or transferring the property to the children then the legal heirs to your grandmother can claim an equal share in the property.
