Procedure to buy property that is not registered

Hello Sir, I want to buy a plot of land worth Rs.2,20,000 in rural village of West Bengal. The land is an unregistered property and even no one has a registered land in the village. Now please tell me, Should I have to make the registration of the land or I can just make an agreement over the stamp paper and purchase the land. If I have to make the registration, then what are the steps I have to take to register it? Since, none of the lands in the village are registered. Thanks,

sale of immovable property is mandatorily to be registered . without registered the transfer is not valid . the title will not come to you. My advise is to get this registered . You have to pay sufficient Stamp duty and get this registered.
