Procedure to buy property if one of the seller has eloped

Hi I am Pradeep from Bangalore, I am planning to purchase a property in Bangalore. The property owner is from kerala and his wife has eloped with some one. The property self earned property by husband. Please let me know the process to buy this property.
It appears that you are in contact with that husband, what hew says ? Is he is capable of getting it registered to you ? Even then you have a risk from his wife . The title deeds of the property needs to be inspected too.
You have to contact with all the photo copies of the documents pertaining to the property which you have to collect from the owner. It may be self acquired property and the owner may be exclusive owner but we have to peruse other relevant documents of the property with out that it is difficult to provide legal opinion. If the property is self acquired property of the husband and the property stands only in his name, then he can sell the property without the consent of his wife. If the wifes's name in records, then husband can file declaration suit in the court
