Procedure for division of property other than legal heir certificate

My grandfather purchased a land of 103 sq. yards and passed away in 2012 with out any will, grandmother also passed away 12 years ago. Subsequently my father also passed away in 2014 (the only son) leaving behind my mother, myself and my younger brother. Now presently we want to transfer / register the property on three of us with 1/3rd property share (as per HINDU Succession act). Can you please advice me how to get the property registered on three of us (mother and 2 sons) and documents required for registrations...? Consulted with local lawyers, they advised to proceed for partition case (also for applying in court, he is insisting for land survey number but presently collector office is refusing to give NOC) among us because we cannot obtain legal heir regarding property distribution. Please advise me the possible ways to get rid off it.

you can file a suit for partition in the concerned court as per the jurisdiction. the court shall determine the share of your property and distribute it as per the rights of the share. if there is no dispute among the members of the family then it would be easier for all and would take less time.
