Procedure for buying a new flat

Sir please guide me what are general do and do nots during purchase of a new flat at Kolkata?

Dear,
You can buy flat in two ways 1) Resale flat 2) or flat directly from promoter or from construction company. In the former scenario you have to do a property search in registry office and in court by their name and schedule of property. But if you are buying from promoter or construction company nothing is required you only have to see that the flat in question is ready to move in or it's still work in progress.From this financial year we as kolkatans got a very nice gift from our C.M, we can even register our agreement for sale at a flat rate of 2% of the total I.G.R Value of the flat and are eligible to take loans from bank on that. We can help youto get any resale flat or any new flat at acheaper than the market rate only if you contact us to do the needful.

Do the following:
1. Get the copies ownership documents of the property on which the apartment shall be constructed.
2. Get the Copy of the Developers Agreement, Power of Attorney and/or the deed if the promoter has purchased the property.
3. Get the building sanction plan.
4. Make a searching of the ownership and authority documents.
5. If satisfied with the above documents and searching get into an registered agreement for sale with the promoter where owner should be a confirming party.

The Real Estate Regulations Act will come into effect on and from 1st May 2017 . There will be a sea changes in the present scenario in the Real Estate dealings.I do suggest that please wait till 1st May 2017.A detail guidelines shall be issued from this end through lawRato.

First of all you have to ask for all the property related papers such as title deed, tax bill, mutation certificate, sanction plan, cc,etc thereafter you have to get the searching of the property done through lawyer from concerned Registration office.
