Precautions to be taken for buying flat from legal heir

I am planning to buy a flat from legal heir with legal heir certificate . Is it necessary for the legal heirs to change the property tax name , EB bill in their name before I purchase

property tax and EB bill can be paid by anyone in their name. But, changing the name in the records require time and documents (like LHC and parent documents). Since you will be the first person to buy the property after change of ownership (ie., through Legal heirs), it is advisable to get the records in the current owners' name. The sellers may tell that it is better to transfer the records in your name after Sale Deed.

It is advisable to get a succession certificate in the name of the legal heir and make a advertise in a daily before buying it. So that any prospective claims can be avoided in the future course. once this is done the change of name in E.B connection and other facilities is an added advantage.

It is not necessary for the legal heirs to change the property tax name before they sell their property to you. However, you have to ensure that the legal heir certificate is authentic. I would suggest to get a legal opinion on the authenticity of the relevant documents.
