Planning to buy unapproved flat in Chennai what consequences

Hello Sir , I would like to get a small advice from your side.I am planning to buy a flat.I have got it in a very nominal rate even lower than government rate. Flat details. 1.UNAPPROVED FLAT -750 SQ FEET(4th floor) built in 1991 2.UDS is registered 388 sq feet(1/11TH OF TOTAL AREA) 3.TOTAL GROUND AREA – 4262.5 sq feet FRONT AND BACK -50 Feet Sides are 85 feet. ROAD IS 40 feet. Basement-1200 sqfeet Ground floor -1200 sq feet 1st -1355 2nd -1355 3rd-1355 4th -750 4.Govt Approved for G+3 5.The house that I am planning to buy is at 4th floor and only that does not have an approval but UDS is registered. My queries are - a) Will the registar office register if I am planning to buy as there is some case for the unapproved plots running.? b) Will I be able to get a flat when they demolish(may be after 20 more years) the whole building and reconstruct later? c) Will the other owners in flat crea

An unapproved Flat(Apartment) is not safe to buy because it doesn't have a Plan approved by the competent authority. Thus your Undivided share of land may not be divided as per the rules. You may not get legal security/Protection if there are any acquisitions from Government agencies.
Moreover, if you are ready to take risk because of lower pricing ..Go ahead.
