My grandparent not giving property to my dad

My paternal grandpa had 3 acres of land on his name. His wife my grandma has 2.06 acres and a 600 sqyard house on her name. They have a son(my father) and a daugther(my aunt). During my aunt marriage my grandpa wrote 3 his acres to my aunt. My grandma is now trying to write the rest of the property to my aunt as well. My father and my mom and i live in another city, my father never looked aftet his parents. And my grandparents never looked after us. Now my grandpa died and my grandma is trying to write the whole property to my aunt. Please advice me. I am 24 years.

Since your grand father has bequeathed his 3 acres to his daughter, then it is a valid transfer in eyes of law.
The property belonging to your grand mother is her absolute property in accordance to section 14 of Hindu succession act.
Your grand mother can do what ever she wants with the property and no person can make any claim on it.
If your grand mother executes a WILL or gift deed in favour of your aunt, then it is a valid transfer.
NO person including you or your father can question the transfer.
