If a person dies without leaving a will, his legal heirs are entitled to succeed to his/her properties. The share of each person and shall be determined based on the religion parties belong to.
If there is no dispute in respect of sharing, of properties, you can enter into a registered partition deed, that has to be carefully drafted by a lawyer. If the siblings are in dispute, you can approach a court of law for seeking partition of the property among legal heirs. Share the details for more information and advise.

Sir,
your question is not clear , since your saying that unmarried and had five siblings -not clear.

In other case you are only son

i. When any intestate dies leaving behind a son/legal heir’s ,the legal heir inherits the property
ii. Since the property is in your mothers name. So to become its absolute owner you need to get the property in your name , succession certificate from high court is best option
iii. Or else, you try to get Legal Heir Certificate and get mutation in your name.

madam/sir,
you have to apply for legal heir certificate in court and you have to take legal heir certificate. you apply for mutation on your name by keeping legal heir certification, the property will mutate on your name.
