Legality of Gift Deed

15-Dec-2023 (In Property Law)
In 2012 i gave 5 cents to my sister as a gift deed. At that time, i was a bad financial situation and sister told me she will give me her property instead. But now she is not willing to fulfil. her word. Is there any option for me to proceed legally.

A gift deed once executed it cannot be cancelled by a registered cancellation deed. Party should file a file suit for cancellation of gift before the concerned civil court on the ground that executant signed the gift deed due to misrepresentation, playing fraud fraud and misrepresentation etc.
if executant is able to prove the contentions, court at all likelihood cancel the gift deed

First of all, before going into the legalities involved, the query is unconvincing. How are you financially benefitted if the land is gifted to the sister? It could be that there was indeed a consideration involved, but to save stamp duty and other taxes, a sham gift deed was executed.
Anyhow, the gift is irrevocable if the legal requirements were fulfilled and were unconditional.
