Landlord was dead when his son was 3, can his son claim the property.

The question is the main landlord was dead when his son (x) was 3 years old and landlord sister's son and daughter and their children entered their name in 7/12. (x) is illiterate and has not claimed against them. He is poor, what is the solution?
in the present issue the 3 year old son can claim his right in the propertr through his legal gaurdian or any person on his(3 year old son) behalf fileing a civil suit in the court for his right. by this way he can successfully claim his right in the property.
