Is part sale of Cinema Hall valid

We have a cinema hall at Varanasi U.P., Open space is approximately 3000 square meters in the front and approximately 1500 sq metres is covered area with the rest approximately 800 square meters as open setbacks on all sides. We want to sell the same.Can It be sold in part like the front open land and remaining building and cinema stas.If so Where We have to apply for permissions.If not so then do we still have to take any permission before selling in one chunk?Can group housing be done on It.Kindly advice withconcerned sections of the law whatever applicable
