Is it safe to buy DC converted property?

Hi, I am planning to purchase a plot near chandapura, whose property type is "11b" , But its DC converted. But i could see from the sale deed that the "Originally land was service Inam land and it was granted to vendor by Thasildhar Anekal Taluk vide order no VOA 165/80-81" and khata was transferred as per MR no 2/80-85. Should i go for buying this property ?

In addition to the land being converted from agriculture to non-agriculture residential purposes it is mandatory that either the panchayath or BMRDA or Anekal Planning authority must have sanctioned the layout for the formation of residential plots, if this is done then it is quite safe to buy one such plot.
In addition it is now mandatory that such residential layouts must have a E-Katha failing which such plots cannot be sold or bought by the purchaser, because registration will not be done by the sub-registrar of such plots.

Pls check whether the sale permission was obtained from dc before the sale. You seek a no objection letter from Dec with regard to the above sy numbers

Try to get all the certified copies from dc and make sure all the documents are genuine

Bangalore Bruhat Mahanagara Palike advises that it is not advisable to buy a DC-converted land without katha, as it falls under the B Khata Category. The BBMP will not approve a property unless the A Khata is present. People avoid purchasing DC converted properties.
