Hi,
Since the flat and wing number is wrongly mentioned and it has been registered, you can make a ratification deed or correction deed which may be initiated on your behalf by the society.

Since you have made correction Deed or modification deed you have register it before the appropriate authority to get the correction come into effect.

Dear client,

Yes, the Deed of Rectification can be registered with your respective Sub-registrar Office by rectifying the error of Flat No. in the original Agreement . It does not require stamp duty on the market value. A nominal amount of stamp duty and registration fees shall be paid. You can get help of an advocate and complete the transaction.

Since its in the same Society and only due to inadvertence details pertaining to Wing and Flat No. is wrongly mentioned, you can Execute the Deed of Rectification and Register the same with sub-registrar of assurances.

Can I exchange a Flat mutually with another member of same society within same building after Registration ?

Yes, it is possible to exchange a flat with another member of the same society within the same building after registration. However, there are certain rules and regulations that must be followed. According to the Maharashtra Cooperative Societies Act, members of a society are allowed to transfer their flats to other members of the same society. The transfer must be done through a registered instrument of transfer and must be approved by the society's managing committee. Additionally, the transfer must be done in accordance with the society's by-laws and rules.
It must be borne in mind that there may be additional fees and taxes associated with transferring a flat. For example, stamp duty may be payable on the market value of the flat being transferred. It is also important to ensure that all dues owed to the society have been paid before transferring the flat.
