Indemnity for seller when buyer is willing to buy disputed property

I have a property (land) which had been registered in my name. But after buying the property, there was case filed by another party stating that an agreement was made earlier by him with the seller and he had also paid some advance. Now there is a buyer who is willing to buy the property "as is" and willing to take resolve the issues. I want to sell the property "as is", but ensure that legal clauses are mentioned in the agreement, indemnifying myself for any future issues that arise between the party and the buyer. I want to state that the buyer knows all issues and is buying the property with full knowledge of all the issues and therefore absolves me of any legal problems in the future

In your issue you only stated that you have purchased the said property. Therefore you are become the owner of the property. You are further stating that there is earlier agreement on that property and he had paid the advance. Here there may be the agreement and even he had paid the advance also but the title over the property is not transfered. Therefore that agreement is not binding you to enjoy your right over the property.


You prove your title, in case if such situation arose. Apart from that you are saying some other person there who is ready to buy the property "as is". Please consult for opinion before proceed for sale transaction.

sir, if any person as a buyer to buy the property as is condition, there is no need to indemnify the same.Because, it should be the risk of the buyer. if any loss occur. you are not responsible. if indemnify, definitely you will be liable for consequence. if you approach, i can advise.
