Incorrect details in plot registration document how to rectify it

10-Aug-2023 (In Property Law)
My father purchased a plot 34 and under gram panchayat area in 1987 and got it registered. During that time he did not take any layout plan and now we are not sure if there exists one when we purchased land. Recently we got the layout plan of that area which is done in 1991. According to layout our plot number is 33 whereas our registration document says it is 34. With this, the boundaries mentioned also differs. Could you please advise on what can be done to rectify our document?

There is a provision for Rectification Deed under the Registration Act 1908, However the vendor who executed the deed earlier has to be present before the Registrar. The cruciaL Question is "whether you are in possession". If you are not than you have no other option than to file a suit.

You have to execute rectification deed in the sub registrar office stating that the correct plot No. is 33 and not 34 showing the correct boundaries. The vendor and purchaser shown in your sale deed should be present to execute rectification deed. If the vendor is died, his legal heirs should execute rectification deed.
