How to verify the residential property's authenticity

I am interested to buy a flat in apartment complex from land owner share. Project is 80% complete. I want to understand considerations for making booking from land owner, agreement and legal verification regarding ownership, approvals and any known litigations. Should I make booking with land owner as the builder is not coming in picture for this unit?
Without booking, first you need to consult property documentation verifying lawyer, you show them all the relevant papers related property, then they will check the title of the owner and any dispute or greenbelt area or not etc., without looking the document can't say approximation. Consult and get legal opinion.

Hi land Owner share documentations will different compare to Builder documentation. For example land Lord will sign joint development agreement, sharing agreement, verification of bank will different etc. Kindly consider Good Advocate to do the Legal verfication before making the Payment. If you are purchasing a flat anywhere you need to give some advance, they give brochure and legal papers relating to the project. Please collect the same and meet a advocate and give the papers for thorough investigation of those papers. You can approach land owner and book the flat but ask him the terms and conditions, and in case you are not interested thrn check the refundable clause too.
