How to transfer the property after father's death

My father was the sole owner of a freehold property with conveyance deed registered in his name .He died leaving behind an unregistered will bequeathing 40% share to me being the elder son,5% to his elder daughter in law,5% to his grandson and 50% to his younger son,my younger brother.We have obtained the surviving members certificate from the registrars office which lists 3 surviving members,myself,my brother and mother.There is no other Class 1 legal heir.My mother is fully agreeable to the will and she has given an NOC requesting a transfer in the above 4 persons name.What is the procedure for getting the name transferred in the conveyance deed as well as mutation in MCD in the name of the above mentioned beneficiaries as per the will.

For mutation you may visit the Municipal Corporation within whose limits the property falls. They would provide you with the form which normally is self explanatory and you may do it on your own. However, an advocate assistance may be availed of for preparing the documents just to be on a safer side.
