U hv to make n application to concerned registrar office with copy of Ur flat sale deed , share certificate,property card.

Kindly execute the transfer set available from the Housing Federation office at Vikas Premises, Horniman Circle, Mumbai and submit to the Society. The set of forms contain an application by the nominee, undertaking by the nominee, Affidavit of No objection by the other legal heirs of the deceased and an Indemnity Bond by the nominee indemnifying the Society from and against any claim that may arise in the future from any of the legal heirs or any other person claiming to be the legal heir of the deceased. The Transfer Fees of Rs.500/- and Entrance Fees of Rs. 100/- will be payable to the Society.

your dad should have submitted a nomination form to the society at the time of purchase of the flat. hence you need to check on whose name the nomination exist.other then this if your dad gifts your mom this property the said property gets transferred in her name.
