How to transfer property via gift deed to my mother

Hi, I need help with property gift deed to my mother. Also I need another deed saying I am taking loan from my father in order to close the loan and I will be paying emi to him.
I hope you have 2 queries..
1)Yes you can gift your property to your mother's name and you can register said Gift Deed, but the property shall be self acquired property, and you should be the sole owner of that property and there shall not be any mortgage or loan for the said property.
2) yes, you can enter in to Agreement called "Memorandum of understanding" stating that you are taking loan from your father and you will pay monthly EMI to his Account.
