How to transfer property after the death of the owner

my mother in law owe some land property it was registered in 1996 in the patta her name was changed but in the document it was correct,last month she was expired in an road accident she had only one daughter how can i transfer the property and her proper name in the patta?

Hi,
 You can get the property transferred in your name. If it is a landed property go to your tahsildar office and do the necessary formalities to get it mutated in your name. 
 The documents needed are:-
1. Death certificate of your parents.
2. Ration card / your birth certificate to prove you as the son and the legal heir
3. If your mother's mother or father's mother alive take NOC from them (Supposing they are no more)
3. Property tax paid receipts.
4. Application form for mutation and receipt of fee paid for it.
 The tahsildar office will guide you and help you with all necessary documents., provide accordingly.

The title deed is important.
You should see if the name in the property title document is correctly spelt
The error in the patta can be rectified by giving an application to that effect however since she is died it is not necessary now, the patta can be transferred directly to the legal heirs name.
