how to Transfer of property to my sons by sisters husband

I am 70 years old. My sisters husband is 75 years old. He has residential property which he wants to transfer in the name of my two sons. What is the best legal option which involves no or minimum expenses. Legal heirs have no objection.
Will is the best option. After the will is in your favour get it registered.
Other best option is gift. Ask your sister husband to transfer the property in the name of your sons as gift.
Make sure if the property of your sister husband is not ancestral property. It should be his self earned property.
