How to transfer grandfather's property to mother's name?

There is immovable property in the name of my great grandfather. Now my father wants to transfer it to my mother. How it can be done in less expenses. Is it possible to get the land mutated by will

yes, the property can be transferred through will, you can execute a will in your mothers favour and once the Testator expires the validy of the will would come into play untill then the original owner would have the rights over the property. the other option you have is to get a gift deed.

As stated by you, the property appears to be ancestral property and your father can only transfer the same to your mother if he has a 100 percent share in the property or in case no one else in your family from the branch / successor of your Great Grand Father has any objection to the transfer.
