How to sell property in joint name

Hello Sir, Before 2 year we have purchased a flat at Pune on my younger brother and my name. Now in a month my brother needs to go out of country for 2 years to complete his education. And also we are thinking to sell this flat and try to buy new one. Can you please tell me which document we need to make so that we will be able to sell this flat though he will not be present in India. Thank you
Before leaving to foreign country please take release deed from you brother.
