A GPA does not confer or transfer title to a person. A GPA as the name suggests is a general power of attorney of the person executing the document. The Supreme Court of India has categorically held that a property is not transferred through a GPA. Moreover, a GPA also requires to be registered.

In your case, you cannot regularize the GPA, you will need to execute a sale deed from your erstwhile partner in order for you to get the property transferred to you.

Sir,

You are not clearly explained the problem.

In your issue, you informed that, you have purchased the property By Unregistered GPA in the year 2008. Genearly GPA was done before the any Notary Advocates. To your clarification, you can go and approach the notary who had authenticated this GPA. You may get the notary name in the last page. There you may get entry of GPA . Also stated that the in 2008 itself consideration was received. Once it was purchase you will become the absolute owner. Moreover, you informed that the FIRM is dissolved. When you are the purchaser, why you are going to regularize the GPA. Once the Firm will dissolve the GPA will automatically stands cancel.
