How to reclaim my property from my neighbor?

I have a land property which is in official documents stated as 16.00 cents. I am going to sell my property and for that purpose, I brought surveys to resurvey and measure my land. When they measured and surveyed, it is worth 14.00 cents. When we checked the neighbours official document, there is no mention about the said 2 cents which is in their compound or the boundary. But unfortunately I have built a boundary between the property. So, In conclusion, my property is within their boundary now. Is there any way to reclaim that?
First question is how did you acquire the property? Was it measured at that time? There will always be minor variations while measuring the land. hence first of all ascertain, whether the discrepancy of 2 cents is because of error in measurement or encroachment by neighbours. The boundary wall is not of much consequence in this context.
