How to procure sole ownership of a jointly owned property

I hv a jointly held Flat with my Mom. She passed away. My Father too passed away couple of years back. I have 1 brother & 1 sister. We all are married with children. I want to solely own the flat. My siblings have no objections.What steps shall be taken?

Execute a gift deed from your siblings releasing their right in flat in your favour
And take a succession certificate as valid legal heir of your parents
Then get your name mutated in property records and share certificate of society

Record their no objection on separate affidavits, I mean to say sole affidavits, dont make combined affidavits of all the three. All this can be done done at the mere society level if they are also willing to help you. Or else if you want exactly the proper method then you will have to approach the High Court which will take long
