How to get POA registered if owner cannot come to Sub-Register office

I live in Mumbai and want to gift deed my property to my sister who lives in karnataka, but i cant visit Sub-register office in MUMBAI with my son to register the POA,, so that he can do transaction on my behalf in Karnataka. (i have got to know that legality of Notarized POA is limited for transacting in immovable property) What can i do?
