how many lease agreement can be given to the same tenant

I have a residential property in Kolkata leased out under 11 month lease agreement. A new lease agreement is worked out (all clause remaining same; except the rent) at the end of every 11 month period with the same person. The person is residing with his family in my flat for the past 4 yrs under lease . I want to know how many such 11 month lease can i give to the same person without inviting any legal complication or ownerrship rights whatsoever on part of the tenant?

First of all the agreement of 11 months is not a lease but a license agreement which only provides for the right to use the premises without transfer of any rights and the said agreement is not required to be registered unlike a lease which is required to be compulsorily registered the moment the agreement is for a period of one year or more. So by doing a leave and license agreement as stated for 11 months there is no legal complications or transfer of ownership.

First of all 11 months agreement is a leave and licensee agreement and not a lease agreement. If you are giving the same property on leave and license to same person you should maintain a break up between two agreement.

Dear client,
Renewals of lease does not create ownership rights to the lesser but I think you are mistaking Licence agreement with Lease agreement.
Anyways in your case you can renew your agreement anytime the status of the lesser will be that of lessee only and he cannot be owner and if he doesn't return the possession to you then you can file case for recovery of possession
