as you have narrated that property has been mutated in the name of your mother., now if you brothers and sisters intend to get added your names , you will have to go to civil court. If you and your sisters are ready to waive your right in the property, you will have give a disclaimer letter in favour of your mother & younger brother. In death case there is no necessity of any registry( fresh title deed) only mutation is being done in the names of legal heirs.
