How do you come to know that the seller is genuine?

Hello Mam , i am planning to phurchase a plot in bagalur just opposite to proposed KIADB ,in excise layout. But there are a number of complications. Actually this layout is to be developed by NAv nakshtra homes pvt Ltd and they are demanding 25% of whole amount for booking and Rs 4125 for membership.But they are giving no legal documents neither an agreement.They are asking to give 25% amount by cheque in favour of KARNATAKA STATE EXCISE CO OPERATIVE SOCIETY as first emi and again after three months second emi.But by the time there is no development work done in layout . Are they genuine?

for any payment received by you the company must and should issue a receipt acknowledging the payment. If they want to fraud you then such companies will act in this manner.
therefore my advice to you would be "Stay away from this company and project", don't get stuck with such people and loose your hard earned money.

Dear Sir/Madam, before going to purchase you should verify and confirm the documentation of the property in respect of perfect title and etc.,. It is very important you do not neglect it. If you satisfied after verifying and to get the legal opinion on this, you have to purchase by imposing all the conditions which you want... otherwise you don't purchase it.... if you want my legal service in this I will do it.
