It is necessary to register documents in the name of your brother in the registration office. Affidavits will not be sufficient. Notarized documents will not be accepted at the time of sale of the property.

Notary transfer of property is not valid in eyes of law. As per u/s 17 of registration act property worth more than Rs.100/- if transferred then it need to be registered otherwise transferred is not valid.
To transfer your porperty in your brothers name you need to make gift or relinquished deed for the same.
