How can i get to know the status of ownership of property?

It is quite possible that u don't have any right to do anything in regard to the property in question. As u have mentioned that both the POA and SPA is in the name of your brother, it is quite possible that your brother possesses all the rights to deal with the subject property. For further clarification/advise, the documents need to be reviewed in totality.

You will need to conduct a thorough title search to confirm that your property has remained clear of any encumbarances. You will need to check the relevant mutation entries and record. Since the GPA/Will/SPA have been executed prior to 2011 you are allowed to have the property conveyed to your name by paying the applicable stamp duty. Doing so will perfect your title.

Sir, given that all documents save the GPA and SPA are in your name and only the latter are in your brother's name, prima facie it appears that title to the property i.e. ownership vests in you. However, there may be a number of other relevant factors that could eventually determine in whom the ownership actually vests if the matter is taken before a court of law
