Gift deed of my share to my mom

i have 2BHK flat which is on 20 Lakhs Loan, 50-50 share belongs to me and my dad, though i being the primary owner. I want to give my share to my mom in that flat. what will be charges for making giftdeed. Want to know total cost for all registration and gift deed.
The stamp duty on a Gift varies from state to state and most of the state governments also have a provision for relatively lower rates of stamp duty for women (in Delhi, stamp duty is payable @ 4% if the donee is a woman, and @ 6% if the donee is a man).
