Fathers sister asking for share in land and complaining in police

My father has 1 acre 8 guntas land on his name.he was died 16 years ago.now i am (his son) thinking to sell that land but my father's sister asking some money from that because she said that 16 years back he promised to her sister that he will give 2 guntas to her.but there is no official papers related to that.if i sell that land she is saying she will raise a complaint in police station.my doubt is that complaint will work or its waste of time to give complaint.

if the property is your father's self acquired one, the your aunty is not entitled. If your father died intestate i.e without executing any will, then you can obtain a succession certificate from the competent civil court under section 372 of Indian succession act.
