Documents required to buy a property from one of the legal heir?

I am looking to buy a property who's real owner (father) has died and joint owner (mother) is in USA with elder daughter. Her younger daughter & son in law wants to sell the property. They are saying her mother have authorised them to sell the property. In this case want documents are required by them to legally sell the property ? The mother has no son.

The legal and rightful owner is the lady or the mother as you refer to, in your query.

The daughter and her husband seem to be authorised by the owner, so they should be holding an executed Power of Attorney.

In any case, you must check the original property documents such as registration and conveyance/sale deed and receipt re property tax payments & electricity and water payments to ascertain the ownership. You must also ask them to show the papers to prove that it’s s lien free property.
