Can the rent agreement be renewed for two years

I have given my apartment on rent to a tenant, he has been staying in my house for last 5 years, and he is a gentleman - pays rent on time, take good care of the house etc and he is a property lawyer, every year we renew the agreement, its been 5 years we have being doing this, and we do register the the agreement with the registrar, this time i want to renew it for 2 years, is it risky in any way, as we register the agreement with the registrar every year, could be of any risk to my property ?

Yes ...your property is absolutely safe. In fact as per Rent Laws it always mandatory to register tenancy agreement. When the agreement is registered, rights of landlord are more protected. Any contravention by the tenant in terms of agreement, gives you right to approach courts and you have strong and prima case. As per you query it appears that you tenant is very obedient, so there is nothing to worry.

Hello sir,
U can register ur rent agreement for two years ..there is no risk on it...the registration of agreement is essential for landlord n tenant..
U can terminate ur agrement anytim as per terms and condition written there.

Yes .U can renew it for two years or even for more.there is no statutory prohibition on same.however Ur stamp duty may accordingly increase.even if Ur first agreement provide for renewal of one year,by mutual consent u may extend it.m presuming Ur flat is in Maharashtra hence Maharashtra rent control Act applies.
