Can property be sold again if ownership is already been transferred

Hi, If first owner already signed and given ownership to second person on a clause after death of the first owner.Will it be possible for the first owner to sell it again to another person without consent of the second owner.

If the property is already registered with the concerned Register office it cannot be re transfered to the third party and the first person cannot cancell the deed though he wanted to do it.So please check whether it is WILL or Deed.
