Can one get mutation in my name in municipal revenue records

My mother died last year. My father died in my childhood. I am the only son. No brothers and sisters. My mother had a property in her name. It is a vacant land (residency plot). Now I want to transfer the property in my name. Please suggest me whether can I go for mutation or legal heir certificate. Originally the layout approved by the municipality in the name of housing society. After that some xyz bought it and registered on them. Later my mother bought it and registered on her name. In municipal records the property is the name of society only. Now my question is can I get mutation in my name in municipal revenue records? Suggest me the procedure if I opt for mutation. Suggest me the procedure if I opt for legal heir certificate.
You can apply for legal heir certificate with the death certificate of your mother or you can apply for the mutation of the property based on the death certificate of your mother. Please provide the registered sale deed and the death certificate for the mutation of the property.
