Can my mother give a property to me by power of attorney ?

Please let me know there is a land in the name of my father and chacha. After the death of my father, the namantran was done in the name of my mother and mine in place of my father's name. My uncle has issued a power of attorney to my mother for the sale on his behalf.My mother wants to do the registry in my name using that power of attorney 1.Is it possible? Pls help because people are saying that registry is not possible in your name as your name is already in namantran. (land ka seemankan , batankan nhi hua h) 2.If so can i purchase that part from my mom in amount lesser dan govt. rate

Your mother can transfer the property only by sale. So as you said you can purchase the land from your mother and accordingly get the same registered.
