Can I remove the name of the owner without her consent

My mothers name is added as second name in my flat agreement just for her peace of mind. All payments are from me. In her absence as such her name will be removed. Is there any documentation required to be done when she is still around? She is 82 now. I have one married sister and no brothers. My wife is a nominee in agreement.

You cannot remove name. You can ask her to gift you her share. There is no necesssity of consent of your brother or sister. Your wife is nominated dies not make any difference till your mother is alive
