Can I refuse to honor a notarized home sale agreement

In July, we decided to sale our home and shift to a new address. Now, we have decided to stay here for a few more years. The problem is that we have taken as advance Rs. 3 Lacs out of Rs. 50 Lacs from the buyer. We have told him to return double the amount, that is 6 Lacs and cancel the agreement. We have gone upto Rs 7 Lacs. The buyer is not willing. So, what is the legal implication if he goes to court or files a police complaint? The owner of the property is my mother, who is 76 years of age. The agreement was notarized, not registered. How long does it take to settle the case for the court? How does court usually settle such cases? The sale agreement expires on Oct. 25.

First of all notarized agreement has less value compared to registered sale agreement. U r on heavy side as first of all u r in possession of the property, secondly u r ready to refund 6 lacs, dont pay 7 lacs, thirdly sit tension free. If he files police complaint u just say it is civil dispute and u r ready to refund 6 lacs. If he files civil case, say the same thing. Anyway. I would suggest to refund 3 lacs with interest. Not 6 lacs
