I HAVE a property which is in the name of my wife. can i give it to my Nephew on lease by making a lease deed?

Since the property is in the name of your wife, only she has the right to lease the property. However, by executing a Power of Attorney in your favour, she could give you the legal right to do the same on your behalf. Lease can be in favour of nephew.
