Can I buy a agriculture land that has crop loan on it ?

I m software engg with an annual salary of 5 lacs however as per the The State Legislature passed the Karnataka Land Reforms (Amendment) Bill, 2015, hence Im eligible to buy a land. I have the following concern. My colleague wants to sell the part of his agriculture land say 12 guntas, The total land is 2 acres and there are 4 joint owners of this land, few of the owners have crop loan on this particular land. However my colleague said he will divide the land of 12 gunats by agreeing with all 4 owners and sell me, as he said after dividing the land there wont be any loan on that. So do I say yes to the deal or cancel it. or are there any rules and regulations we need to follow to get cleared land. And also if crop loan is on mortgage then what all I should know. Please help me with some advices. Thanks

You can buy an agricultural land up to the ceiling of 12.5 acres as per the Land ceiling Act. Do make sure that there is no restriction for non-agriculturists buying agricultural land in other states. The loan amount can be transferred you need to check with the bank and get the documents vetted through a lawyer before doing any kind of investment

You have to be very cautious when buying agricultural property in Karnataka. Not only the income ceiling,but your agricultural background has to be confirmed to buy the property.Contact me with all the documents to assess the legality of the deal.
