Can I build my own house on land owned by many including me and I/my heir will be sole owner of it?

Yes you can build a house on the property on the joint property . but in your portion of land only. You need to go for partition deed and divide the property first
then post that you can demarcate your land and accordingly construct a
house of which you will be the sole owner.

Yes. Provided the land in which you are building house should be distinct from the whole land and all the co owners should have agreed to it by any agreement or deed and without their objection. The land will be peice and parcel of the co owned land only but should be distinct, demarcated and made seperate from the whole land with the co owners concent.

You can develop the land to the extent of your share , subject to any special clauses , restriction in the document registered in respect of the transaction/ purchase of the said property . first go through the documents
