Can a part of an immovable transferred gifted to a coparcener

I'm the only son with 3 sisters all are married my mother (Hindu) purchased house property on her name she died 2yrs back, now i want to transfer it on my name 3/4th of land and elder sister asking 1/4th, remaining sisters and my father had no objections and ready to transfer on my name. 1) What I have to do ? It's as gift registration or any other type?? 2) what documents i need to make arrangements for registration?? 3) it's land with house and it is gramakantam

You have to execute registered family settlement deed. In the said deed you have to mention whatever you (all) are willing to make arrangements. How much share to each of the party.

However, you are telling that it is gramakantam. This land will not have title. You should be in possession as long as you can. You will not get any loan from schedule bank.
