Buying partial area of the house how can I proceed

I am buying one property (1st floor of 80 sq yd) but the building is of 100 sq yd , The last room of the floor of 20 sq yd area is kept by the buyer as the house has two faces. The map of the property is approved for 100 sq yd, since i am buying partial i have some queries 1. I need loan on this property can i get that 2. Shall i need to ask buyer for 80sqyd map approval or is it possible for him to arrange...if yes how much time will it take 3. This partial buying need any other consent or document apart form registry of 80sqyd. The owner has gift deed in his name for 80

Respected Sir,
You have not come with clarity. in your question there are so many confusion. your are going to buy a property of measuring 80 sq/yds and total area of building is of 100 sq/yds. this is not question, the question is that entire floor of your purchasing property is combined. This is not fare for you. At the time of registration of sale deed, you need a lawyer and draft a sale deed as per property law, otherwise you may have face many problems after execution of sale deed.

You can buy a part of house or complete there is no restriction. You can get a site plan of your property and can get it attached with the map/ approved site plan at the time of registry and mention it in the deed. This additional map or site plan need not to be approved separately as the building is already constructed as per approved site plan.
