Buying land in Tamil Nadu from a person holding GPA but not registered

Hi,
I am planning to buy a residential property in Tamil Nadu.The land owner has not registered the land in his name but only has GPA.He said he did so to avoid registration fees
Please advice if I can purchase the land.
A person not having a marketable title to the property cannot sell the property.
Did you confirm the title to the property to the original owner/
Is the principal/original owner alive now or not?
Whether this GPA deed is a registered document?
Did you verify the other aspects namely title link documents, EC, patta tax receipts, adangal etc?
Did you consult any advocate in the local and take his opinion based on the documents shown to you by the vendor?
You may follow up all the above procedures scrupulously before deciding to buy the property.

if you are willing to purchase residential property through an Unregistered GPA, you can simply ask the GPA to bring the property owner with all originals and revenue records available upto date and get his signature alongwith GPA at the time registering the residential property . Before get into registering enquire and verify the records and proceeds. It will be safe. Pls act accordingly.
